Rental Terms

Reservation of your villa is subject to a booking deposit of 20% of the total rent due. A reservation is deemed to be confirmed and binding only when your booking deposit has cleared and you have received our formal booking confirmation notice.
The balance of the rent due, together with a security deposit (see below) is payable not less than four weeks before the start of the rental period. If payment is not received by the due date, we reserve the right to give notice in writing that the reservation is cancelled. Reservations made within four weeks of the start of the rental period require full payment at the time of booking.
A security deposit of £200 is required in case of, for example, damage to the villa or its contents. However, the sum reserved by this clause shall not limit your liability. We will remain accountable for the security deposit and refund the balance due within one week after the end of the rental period. Any chargeable expenses arising during the rental period (e.g. excessive damage, breakages or cleaning) will be deducted from the deposit.
Subject the clauses above, in the event of a non-insurable cancellation, your payment will be refunded if we are able to re-let the villa, with any expenses or losses incurred being deducted from the refundable amount. You are strongly recommended to arrange a comprehensive travel insurance policy (including cancellation cover) and to have full cover for your party's personal belongings, public liability etc, since these are not covered by our insurance.
Your rental period shall commence at 14:00 on your stated day of arrival and end at 10:00 on your stated day of departure, unless otherwise agreed in writing. We shall not be obliged to offer accommodation before the time stated and the you shall not be entitled to remain in occupation after the time stated.
The maximum number of people residing in the villa must not exceed its stated capacity, as displayed on the publicity material relating to its rental.
You agree to be a considerate tenant, to take good care of the villa and to leave it in a clean and tidy condition at the end of the rental period. We reserve the right to make a retention from your security deposit to cover additional cleaning costs if you leave the villa in an unacceptable condition. You also agree not to act in any way that would cause disturbance to our other guests or the residents of neighbouring properties.
You acquire no rights whatsoever over the villa excepting occupation as a holiday let for the period booked. You shall not sub-let the villa.
To enable us to effect timely repairs and/or replacement, you shall report to us, without delay, any defects in the villa or breakdown in its equipment, such as plant, machinery or appliances in the accommodation, garden, or pool.
We shall not be held liable for:
- Any temporary defect or stoppage in the supply of public services to the villa, nor in respect of any equipment, plant, machinery or appliance in the accommodation, garden or swimming pool.
- Any loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes or other matters beyond our control.
- Any loss, damage or inconvenience caused to or suffered by you if the villa shall be destroyed or substantially damaged before the start of your rental period. In such event we shall, within seven days of the notifying you, refund all sums previously paid in respect of the rental period.
Under no circumstances shall our liability to you exceed the amount paid for the rental period.
The use of the accommodation and amenities is entirely at your own risk and no responsibility can be accepted for injury to a user or visitor or loss or damage to your belongings.
No responsibility can be accepted for any loss or damage to any motor vehicle or its contents.
The bringing of pets to the villa is forbidden except with our written permission.
No camping is permitted on the villa grounds.
We respectfully requests that all members of your party refrain from smoking within the interior of the villa.
